1. The Folioo platform

Folioo operates a platform that divides professionally managed properties into fractional units called bricks. Folioo (or a wholly owned holding entity) holds the legal title to each listed property.

By purchasing bricks you acquire contractual beneficial-participation rights proportional to your holding, together with a matching share of the property's net rental income. Bricks are not shares, equity, or tokens, and do not confer legal title to the underlying property.

2. Eligibility and your account

To purchase bricks you must be at least 18 years old, complete identity verification (KYC), and hold a funded Folioo wallet. You may browse the marketplace without an account.

• You are responsible for keeping your login credentials confidential.
• You must provide accurate, current information during registration and KYC.
• We may suspend accounts that breach these terms or applicable law.

3. Purchases, reservations and fees

Reserved bricks are held for 10 minutes so you can fund and confirm your order. If payment is not completed within the reservation window, the bricks are released back to the marketplace.

A flat 3% transaction fee applies to each purchase and an 8% management fee applies to rental income. Both are displayed before you confirm, and acquisition costs are already built into the brick price.

4. Distributions and governance

Net rental income is distributed to brick holders' wallets monthly, in proportion to bricks held. Brick holders may vote on governance proposals affecting the properties they own; voting weight is proportional to bricks held.

5. Liability and changes to these terms

Rental yields and estimated returns are projections, not guarantees. To the fullest extent permitted by law, Folioo is not liable for losses arising from market movements or property performance.

We may update these terms from time to time. Material changes will be notified to you by email and in-app at least 14 days before they take effect.
